1Kitchen — Appliances and Plumbing

  • Oven/stove: turns on, heats properly, timer works
  • Fridge: cools, freezes, interior light works
  • Dishwasher: completes a cycle, no leaks
  • Microwave: works, turntable rotates, door closes properly
  • Range hood: fan works (all speeds), light works
  • Sink: hot and cold water flow, drain empties quickly
  • Faucet: no drips, base sealed, swivels freely
  • Under sink: no leaks, no mold, pipes intact

2Kitchen — Surfaces and Storage

  • Countertops: no cracks, burns or permanent stains
  • Backsplash: no cracked tiles, grout intact
  • Cabinets: doors close properly, hinges intact, no warping
  • Drawers: open/close smoothly, rails functional
  • Floor: no cracks, deep scratches or peeling
  • Light fixture: works, bulb included

3Bathrooms

  • Toilet: flushes properly, refills, no leak at base
  • Toilet: seat and lid in good condition, bolts tight
  • Shower/tub: drain flows quickly, no blockage
  • Shower/tub: caulking intact, no visible mold
  • Shower/tub: no cracks, chips or stains in enamel
  • Tiles and grout: no cracks, efflorescence or loose tiles
  • Sink: no cracks, drain empties properly
  • Faucets: hot and cold water, no drips, base sealed
  • Showerhead: normal flow, no leaks at connection
  • Ventilation fan: works, no abnormal noise
  • Mirror: securely mounted, no cracks or desilverization
  • Towel bars, hooks, holders: securely mounted

4All Rooms — Walls and Ceilings

  • Walls: no holes, pencil marks, visible nails or damage
  • Paint: no peeling, bubbling or non-cleanable stains
  • Ceiling: no water stains, cracks or peeling paint
  • Trim and molding: intact, securely attached

5All Rooms — Doors, Windows and Floors

  • Doors: open/close without rubbing, latch works
  • Door handles: solid, functional
  • Windows: open/close properly, mechanism intact
  • Windows: locks functional on each window
  • Glass: no cracks, breaks or condensation between panes
  • Screens: in place, no tears
  • Hard floors: no deep scratches, cracks or raised boards
  • Carpet: no permanent stains, tears or excessive wear
  • Baseboards: intact, securely attached, no damage

6Electrical and Lighting

  • All light switches work (test each one)
  • All electrical outlets work (test with a device)
  • All light fixtures have working bulbs
  • Electrical panel: all breakers labeled
  • GFI/GFCI outlets (kitchen, bathroom): test/reset button works

7Systems and Safety

  • Thermostat: works, heating and cooling respond
  • Baseboard heaters / radiators: heat evenly
  • Smoke detectors: tested and working (each room)
  • Carbon monoxide detectors: tested and working
  • Water heater: hot water available at every faucet
  • Entry lock and deadbolt: functional with all keys
  • Intercom / doorbell: works

8Exterior and Common Areas

  • Balcony/patio: clean, railing solid, floor intact
  • Patio door: slides smoothly, lock works
  • Storage space (shed, locker): clean, lockable
  • Mailbox: accessible, key works, empty
  • Parking (if included): identified, accessible

9Final Documentation

  • All keys accounted for and labeled (entry, mailbox, storage)
  • All remotes functional (garage, blinds, AC)
  • Meter readings noted (electricity, gas, water — if required)
  • Photograph every room and every defect found
  • Complete the condition report form
  • Signatures: landlord and tenant on final document
